The Davis Real Estate Data Series examines MLS data for the City of Davis residential housing market. In this post I examine the sold activity for the month of February 2013. Table 1 displays the number of sold units, median list price, median sold price, median days on market, median square footage, and median square foot price, for all sold units by area. Table 2 shows the month over month percentage change from the previous month for all sold units by area.
Davis – All Areas
The City of Davis had a total of 23 sold units in February 2013, an 8% decrease from January. The median list price decreased by 10 % from $442,270 in January to $399,000 in February. The median sold price also decreased from January to February by 14% from $453,010 to $391,005. The median days on market slightly increased by 3% from 33 days in January to 34 days in February. The median home size sold decreased by 10% from 1,751 square feet in January to 1,581 square feet in February. Finally, The median sold price per square foot increased by 38% from $230 per square foot in January to $316 per square foot in February.
Sold Data Highs and Lows – By Area
North Davis had eight units sell, followed by West and South Davis with five units sold. West Davis had the highest median list price of $545,400, while East Davis had the lowest median list price of $349,000. The same is true for median sold price as with median list price. South Davis had the highest median number of days on the market, 116 days, while West Davis had the least number of days on the market, 17 days. West Davis had the highest median sold home size of 1,821 square feet, while Central Davis had the smallest median sold home size of 1,087 square feet. Central Davis had the highest median sold square foot price of $336.71 per square foot, while South Davis had the lowest median sold square foot price of $228.12 per square foot.
