The Davis Real Estate Data Series examines MLS data for the City of Davis residential housing market. In this post I examine the sold activity for the month of January 2013. The table below displays the number of sold units, average list price, average sold price, average days on market, average square footage, and average square foot price, by area.
The City of Davis had a total of 24 sold units in January 2013. East Davis had seven units sell, followed by six units in South Davis. The average list price for all of Davis is $459,615. West Davis has the highest average list price of $545,400, while North Davis has the lowest average list price of $340,167, a difference of more than $200,000. The average sold price for all of Davis is $453,351. The same goes for average sold price as with average list price. The average days on market is 60 days for all of Davis. North Davis had the highest average number of days on the market, 101 days, while South Davis had the least number of days on the market, 23 days. The average home size in Davis is 1,887 square feet. South Davis has the highest average home size, 2,103 sq’, while North Davis has the smallest average home size,1,534 sq’ . Finally, the average price per square foot for all of Davis is $239 per square foot. East Davis had the highest average square foot price of$263 per sq’, while Central Davis had the lowest average square foot price of $207 per sq’.
