Davis SFR Solds Activity: January 2012-December 2012

This post provides a rundown of MLS data for all single family detached homes sold in the City of Davis between January 2012 and December 9, 2012. Please refer to Table 1 and Table 2 below for detailed statistics.

According to the data, four hundred and sixty four homes sold during the past eleven months in Davis. The average home value is $459,000. The average home size is 1,794 square feet. North Davis had the most homes sold making up 25% of the market share. East Davis followed close with 24%; South Davis had 20%; West Davis had 18%; and Central Davis had the least market share with 13%.

Three bedroom homes were the most widely sold homes, making up 43% of the market, and they were the quickest to sell compared to all other size homes in Davis. Four bedroom homes made up 32%, followed by two bedroom homes at 17%, and finally five bedroom homes making up only seven percent of homes sold.

Central Davis

Central Davis saw the least amount of homes sold during the time period. The average sold price is $519,791. Central Davis had the second highest sold price compared to the rest of Davis. The average days on market for all homes is 48 days, the lowest in all of Davis.

Four bedroom homes were the most widely sold homes in Central Davis, followed closely by three bedroom homes. Sold prices for the period is between $507,500 to $697,500. One interesting statistic is that the average sold price for two bedroom homes is greater than the average sold price for both three and four bedroom homes. Although more four bedroom homes were sold, five-plus bedroom homes sold quicker.

East Davis

One hundred and eleven homes sold in East Davis during the time period. The average sold price is $416,336. The average listing price and average sold price rank fourth when compared to the other areas of Davis. The average days on market for all homes is 53 days, the second lowest for all of Davis.

Three bedroom homes made up the majority of homes sold in East Davis, followed by four bedroom homes. Sold prices for the period is between $250,000 to $548,000. Five-plus bedroom homes sold faster than smaller homes; spending an average of 33 days on the market. Two, three and four bedroom homes were on the market for an average of 48, 49, and 66 days respectively.

North Davis

North Davis saw the most activity with a total of 116 homes sold for the time period. The average sold price is $403,853. North Davis had the lowest average listing price and sold price for of all Davis. The average days on market for all homes is 62 days, the second highest compared to all other Davis areas.

Unlike, Central and East Davis, two bedroom homes were the most widely sold homes in North Davis, followed by four bedroom and three bedroom homes. Sold prices for the period is between $218,000 for to $715,400. Three bedrooms homes sold the quickest, spending an average of 39 days on the market. Two and five-plus bedroom homes followed, spending an average of 54 days and 61 days on the market respectively.

South Davis

Ninety-two homes sold in South Davis during the time period. The average sold price is $559,538. South Davis had the highest average listing price and sold price in all of Davis. The average days on market for all homes is 76 days, the highest compared to the rest of Davis.

Like East Davis, three bedroom homes were the most widely sold homes in South Davis, followed by four bedroom homes. Sold prices for the period is between $274,300 to $856,700. Two, three and five-plus bedroom homes were on the market for roughly 65 days on average. While four bedroom homes were on the market for over three months days on average.

West Davis

Eighty-four homes sold in West Davis during the time period. The average sold price is $437,596. West Davis had the third highest average listing price and sold price compared to the rest of Davis. The average days on market for all homes is 55 days, third highest amongst the other areas of Davis.

Similar to South Davis and East Davis, three bedroom homes were the most widely sold homes in West Davis, followed by two and four bedroom homes. Sold prices for the period is between $253,300 to $755,300. Three and four bedroom homes sold the quickest, spending on average 38 days on the market. While, two and five-plus bedroom homes were on the market the longest for an average of 96 days and 85 days respectively; longer than all other two and five bedroom homes in Davis.
